Ray Miller has been around commercial real estate longer than mobile phones. He began his real estate career in 1986 selling farms, acreages and working on project marketing, before moving into commercial and industrial property in the Sutherland Shire in 1987.
In 1999, Ray became a partner at LJ Hooker Commercial Miranda. This marked the start of what would become a long standing partnership with Ben Steege, built on mutual respect, strong work ethic, and doing things properly, not quickly.
Ben Steege entered the real estate world in 1991 before becoming a Licensed Real Estate Agent in 1997. After cutting his teeth in residential, Ben jumped into commercial real estate and later led the commercial department at Cripps and Cripps for over eight years. In 2008, he became a Partner and Director at LJ Hooker Commercial Sutherland Shire, cementing his place in the commercial space.
Since 1999, Ray and Ben have grown the business organically, without shortcuts. Today, RB99 Commercial manages more than 500 properties across retail, commercial and industrial sectors, including everything from small strata suites to large industrial complexes and supermarkets
In 2025, Amy Huntingdon became a Director after more than 12 years working within the business. Having progressed through sales and leasing administration, property management and operations, Amy brings a practical, on the ground perspective that is rare at director level. Having a property manager as a Director means tenant issues, landlord concerns and long term asset performance are all considered when decisions are made.
RB99 Commercial launched as its own brand in 2021, giving the team the freedom to do things their way. The focus remains simple. Clear advice, strong relationships, and commercial real estate handled with care, experience and a bit of personality.
